Our Story

Step Commercial was founded by James Bealer and Manuel Martin after years of producing at the highest levels within a national commercial brokerage platform. For three consecutive years, they consistently ranked among the top producers in their market.

Manuel and James launched Step Commercial with a clear vision: to deliver premium service, proactive execution, and premier marketing standards.

Properties are never listed passively. Buyers are actively engaged, communication is immediate, and execution is intentional.

James Bealer

Founding Partner

James' role at Step Commercial includes brokerage sales, leasing, and managing transactions at the firm. He delivers results for his clients, whether that means finding the right building for a growing company or helping a client through selling their first commercial property.

James began his career as a professional mountain guide, guiding clients up world-renowned peaks like Rainier, Denali and Aconcagua. As a guide, he learned how to lead his clients through difficult and consequential situations. After eight years of guiding, he began his career in commercial real estate working for a boutique national firm. He received several accolades, including Rookie of the Year and Top Producer of the Year. James has sold commercial properties in several states, including Colorado, Indiana, New Mexico, and Idaho.

When not working, James spends time with his family, climbs mountains, and plays tennis and pickleball.

Manuel Martin

Founding Partner

At Step Commercial Manuel is responsible for facilitating industrial, retail, and office transactions throughout Colorado. He is experienced in supporting clients through all phases of the transaction process, including market research, deal analysis, negotiations, and closings. Additionally, Manuel has assisted investors and owners with both in-state and out-of-state 1031 exchanges, helping them navigate timelines, replacement property strategies, and coordination to achieve successful, tax-deferred outcomes.

Manuel Martin's story is a testament to his diverse background, strong educational foundation, and varied professional experiences. Educated at the Delft University of Technology in the Netherlands, where he earned a Bachelor of Science in Aerospace Engineering, Manuel brings an engineering mindset to the commercial real estate industry, and Step Commercial.

Outside of work, Manuel enjoys spending time with his family, golfing, fishing, and exploring the outdoors with his dogs.
